These general terms and conditions govern accommodation at AC21 Apartments, an entrepreneurial hospitality facility located in Rome, compliant with current regulations for extra-hotel tourist rentals in Italy. They apply to all guests booking a stay of up to 30 consecutive days, as provided by law for short-term rentals. AC21 Apartments provides furnished accommodations with essential services such as hot and cold water, heating, electricity, and periodic cleaning, meeting the minimum hygienic-sanitary requirements of the Rome Municipal Building Regulations. Payment depends on the type of booking selected: for refundable options, a partial or full advance is required at confirmation, while for non-refundable options, full payment is made immediately. In all cases, a credit card is always required as guarantee for all booking types, with the possibility of pre-authorisation to cover any extras or damages. Once the cancellation period has expired, the full amount is charged to the credit card without any possibility of refund, regardless of the reason. For short-term rentals intermediated by platforms such as Airbnb or Booking, the payment policies indicated on the platform apply, but the credit card remains mandatory for the guarantee. The cost includes basic utilities, bed and bath linen changed upon arrival and at the end of the stay, but excludes additional services such as breakfast or extra cleaning. Any extras will be billed separately and must be paid before check-out.
